Board Meetings

Our HOA meets in the clubhouse at 6:30 pm on the second Monday of the following months:
January, March, May, July, September, and November.

The purpose of a board meeting is for the appointed board to discuss and decide on association business. The board’s goal is to ensure that time is spent on relevant matters at hand. To conduct the meeting, we use an edited version of Roberts Rules, and our intent is to be efficient and fair.

Basic Rules for Board Meeting:

  1. Generally held on the second Monday of each month at the Country Creek clubhouse.

  2. The agenda is followed.

  3. Only board members are entitled to participate in conducting board business.

  4. The President is responsible for making sure that each board member has an equal opportunity to speak and that the meeting is run properly.

  5. The Vice-President is charged with assisting the President in adhering to time constraints and addressing member misconduct at the meetings.

  6. Limited time is provided for members to speak under the following conditions:

  •  Provided a request is submitted, in advance, any member can speak on an agenda item.

  • Before the board votes on a matter, the President may ask for input from members.

  • When called upon by the President.

  • During the open forum.

  • ​Principles of courtesy apply. Only one person speaks at a time. No interrupting, ridicule, sarcasm, or innuendos.
     

We welcome the input and participation of all members and appreciate your assistance so that we can conduct an orderly meeting. Please always remember that the board is made up of volunteers. We are all neighbors with the common goal of maintaining and protecting our community.

Friendly Property Reminder

  • NO STREET PARKING—Residents must park vehicles in garages and driveways. Emergency vehicles, school buses, and garbage trucks must be able to move unrestricted throughout the neighborhood. Trail streets were not designed to accommodate street parking. Vehicles parked in a manner impeding traffic flow are at risk for immediate towing, as are vehicles that have previously received parking violations or notices.

  • No commercial vehicle parking is allowed in the Trails neighborhood. All commercial vehicles are subject to towing between 7 p.m. and 7 a.m. The towing company randomly drives through for inspections and will tow if a commercial vehicle is parked in the neighborhood during these hours. This excludes lightweight work vehicles. All work vehicles must be parked in the driveway, if not the work vehicle is subject to towing.

  • All Dog Owners, please make sure your dog is on a leash in the neighborhood. We would hate to see a confrontation between two dogs that causes a dog or person to get hurt. Please Clean up your dog's waste it is the state law.  

  • All tree removals require ARC approval…living or dead. 

  • Do not feed or confront the bears in the neighborhood. Please let the bears pass through the neighborhood freely without any confrontation for your safety, especially if you see cubs and momma bears. Momma Bear will protect her cubs. Please remember they run faster than humans.

  • SQUATTERS – Please keep a vigilant eye on neighboring vacant houses while they await rental or sale. This is when homes are prime targets for squatters. Once a person has gained entry to a home and claims they are the legal resident, it is a time consuming legal process to remove them. Florida statutes do not provide HOA’s a legal recourse for removing squatters. It is the sole responsibility of the owner to start eviction proceedings. So what can we do? Immediately report suspicious behavior to ASPD. Squatters will often case a property or break-in to gain access. This is the time to call the police, but never confront the person! Contact our property manager so the HOA can contact the owner. If you have questions or concerns about any property, please contact our property manager.
